introducing this code will impact negatively on the pub trade in Scotland, reducing opportunities for ordinary people with limited ingoing funds from being able to run their own businesses while being supported by experienced pub operators and business development managers.
the onset of the code has seen pub co's only offering 1 and 3 year agreements when they would prefer to offer 5 year agreements allowing more stability for all concerned.

this code will cost both Pub Co's and tenants when starting the MRO process.

Pub Co's will lose profits and the ability to improve sites via capital investment in their properties, pubs/venues will be seen as commercial lets which will lead to redundancies within our sector.

tenants will see an increase in repair and statutory testing and maintenance costs normally covered by larger pub owning companies

operators will require a larger investment when taking over a commercial lease, pub co's currently offer low in going costs/funds required to allow you to run your own pub business with the support of experienced pub companies supporting them as was through covid.

this may prove difficult depending on how long the site has been owned by the Pub co. 5 years would seem more reasonable, its more important to look forward and assess the opportunity and offer in line with the tenants vision, while being mindful of what has worked and not worked in the past
